Our client is a Hospitality developer and is looking to hire a VP - BD .

This role is responsible for identifying, evaluating, and acquiring new land parcels and distressed hospitality assets to support the company's growth strategy. The incumbent will work closely with key external stakeholders such as IPCs (International Property Consultants), NCTL (National Company Law Tribunal Lawyers), ARCs (Asset Reconstruction Companies), and other regulatory bodies. Active participation in bidding processes and regulatory negotiations is a core part of the role.

The role includes Property acquisition, Land acquisition, Land redevelopment, Asset acquisition.

Key Responsibilities:

1. Business Development & Opportunity Sourcing

- Identify and pursue hotel development opportunities through land acquisition or asset takeovers.

- Maintain a robust pipeline of acquisition prospects across priority markets.

- Build and manage relationships with IPCs, ARCs, banks, NBFCs, and real estate networks for deal sourcing.

2. Asset & Land Acquisitions

- Conduct initial screening, site visits, feasibility analysis, and risk assessment of target opportunities.

- Lead acquisition processes including price negotiations, MoUs, LOIs, due diligence coordination, and transaction closure.

- Evaluate distressed hospitality assets and collaborate with ARCs and NCLT professionals to structure viable acquisition solutions.

3. Bidding & Proposal Management

- Lead the preparation and submission of financial bids, EOIs, and RFPs for government or private development opportunities.

- Prepare investment memorandums, board notes, and transaction summaries.

- Work closely with finance and legal teams to develop competitive bid strategies and ensure compliance with bid requirements.

4. External Stakeholder Coordination

- Liaise with regulatory authorities, legal advisors, local development authorities, and statutory consultants for acquisition approvals.

- Engage with ARCs and financial institutions to acquire underperforming hotel assets through structured resolutions.

5. Internal Coordination & Handover

- Collaborate with legal, technical, finance, and project teams throughout the acquisition process.

- Ensure timely and smooth transition of acquired assets or sites to internal development and execution teams.

- Maintain detailed documentation for internal governance and compliance reviews
