Smartworks - Manager - Real Estate

Key Responsibilities:

Site Selection & Evaluation:

- Identify and evaluate potential commercial properties for expansion based on market trends, business requirements, and strategic growth plans.

- Conduct detailed site feasibility studies, including financial viability and risk assessments.

Commercial Negotiations:

- Lead negotiations for lease agreements, renewals, and other real estate contracts.

- Work closely with legal and finance teams to ensure favorable terms and compliance.

Landlord Relationship Management:

- Build and maintain strong relationships with landlords, brokers, and property consultants.

- Manage escalations and ensure smooth coordination for lease obligations, payments, and other landlord requirements.

Real Estate Portfolio Management:

- Oversee and optimize the existing real estate portfolio to ensure maximum efficiency and ROI.

- Provide periodic reports on property performance and portfolio health.

Tenant Representation:

- Represent Smartworks in all property-related discussions with external stakeholders.

- Ensure alignment of property strategies with overall business objectives.

Required Skills & Qualifications:

- Bachelors degree in Business Administration, Real Estate, or a related field (MBA preferred).

- Minimum 5 years of experience in commercial real estate, preferably in site acquisition or leasing.

- Strong negotiation and communication skills.

- Excellent knowledge of real estate market dynamics in Gurgaon and Bangalore.

- Proven experience in stakeholder and landlord relationship management.

- High attention to detail, with strong analytical and financial acumen.
