About the Company

We are looking for a dynamic Senior Manager - Corporate Affairs to lead all statutory and regulatory approvals related to land and building for our projects.

About the Role:

The Senior Manager - Corporate Affairs will be responsible for obtaining all necessary approvals and permissions from government, statutory, and local authorities, ensuring compliance with land and building regulations. This role requires a deep understanding of real estate laws, land records, and liaisoning with regulatory bodies.

Key Responsibilities:

Regulatory Approvals & Compliance:

- Ensure all revenue records are updated and in order.

- Obtain approvals for land conversion, khata transfers, and revenue record rectifications from authorities like DC, AC Court, DDLR, KIADB, and BBMP.

- Secure Change of Land Use (CLU) approvals from BDA, DC, and other governing bodies.

Project Approvals & NOCs:

- Obtain necessary approvals for height clearance (AAI, IAF, BSNL, HAL) and other infrastructure requirements.

- Secure NOCs from BWSSB, BESCOM, KSPCB, Fire Department, Metro Rail, Railways, National Highways, KIADB, BBMP, and more.

- Manage approvals for environmental clearance (MoEF), consent for establishment & operations (KSPCB), and lift permissions (CEIG).

- Ensure smooth sanction plans, development plans, occupancy certificates, and other statutory requirements.

Liaison & Coordination:

- Engage with government officials, external agencies, local police, RTO, ward offices, and local political bodies.

- Work closely with business development and legal teams to resolve any land-related issues.

- Coordinate with advocates and legal consultants for compliance and dispute resolution.

Project & Compliance Management:

- Oversee property tax payments, statutory payments, and legal due diligence.

- Ensure compliance with post-project requirements, including fire certificate renewals, KSPCB submissions, and periodic inspections.

- Maintain MIS reports and track project approval status for management review.

Who You Are:

Experience: 8-15 years in Real Estate (Builders & Developers).

Industry Preference: Only candidates from real estate (No mining, road construction, telecom, or other industries).

Skills:

- Strong knowledge of government approvals, land records, and statutory compliance.

- Experience in liaisoning with authorities and regulatory bodies.

- Excellent negotiation, problem-solving, and stakeholder management skills.

Location & Travel: Bangalore-based, with occasional local travel.
