Job Description: Head of Sales - Real Estate (Western Suburbs)

Location: Mumbai, Maharashtra (Primary focus: Western Suburbs from Bandra to Borivali and beyond)

Role Overview:

We are seeking a highly experienced and results-driven Head of Sales to lead, mentor, and expand our high-performing sales team. You will be responsible for developing and executing strategic sales plans to achieve ambitious revenue targets for our projects in the Western Suburbs. This is a senior leadership role that requires deep market knowledge, exceptional relationship management skills, and a proven track record in premium real estate sales.

Key Responsibilities:

Strategic Leadership & Business Planning:

- Develop and implement comprehensive sales strategies and action plans to exceed sales targets for all projects.

- Conduct thorough market analysis of the Western Suburbs to identify new opportunities, trends, and competitor activity.

- Define pricing strategies in collaboration with senior management based on market intelligence and project goals.

- Prepare and manage the sales budget, forecasts, and reports for senior management.

Team Management & Development:

- Lead, recruit, train, and motivate a team of sales managers, executives, and tele-callers.

- Set clear performance goals (KPIs) for the team and conduct regular reviews to ensure accountability.

- Foster a high-performance, collaborative, and ethical sales culture.

- Implement training programs to continuously upgrade the team's product knowledge and sales techniques.

Sales Operations & Execution:

- Oversee the entire sales lifecycle from lead generation to closure and handover.

- Drive primary sales and ensure timely collection of dues as per project timelines.

- Build and maintain strong, long-lasting relationships with key customers (HNI/UHNI investors, NRIs, end-users), brokers, and channel partners.

- Ensure excellent customer service throughout the sales process, enhancing client satisfaction and referrals.

Marketing & Channel Management:

- Work closely with the marketing team to design effective promotional campaigns, launch events, and collateral specific to the Western Suburbs audience.

- Manage and expand the network of brokerage houses and property consultants to generate qualified leads.

- Represent the company at industry events, exhibitions, and networking forums.

Reporting & Analysis:

- Monitor and analyze sales performance metrics using CRM software.

- Provide detailed weekly and monthly sales reports to the leadership team, offering data-driven insights and recommendations.

Qualifications & Experience:

- Minimum of 12-15 years of experience in real estate sales, with at least 5-7 years in a leadership role overseeing a large team.

- Non-negotiable: Proven and verifiable track record of successfully selling high-value residential and/or commercial projects, specifically in Mumbai's Western Suburbs.

- Strong existing network of HNI clients, brokers, and real estate channels in the Western Suburbs.

- Bachelor's degree in Business, Marketing, or a related field. An MBA would be a distinct advantage.

Skills & Competencies:

- Exceptional Leadership & People Management: Ability to inspire, coach, and build a winning team.

- Strategic Thinker & Analytical Mindset: Strong problem-solving skills and data-driven decision-making ability.

- Master Negotiator & Closer: Expert in dealing with high-value clients and closing complex deals.

- Deep Market Knowledge: Intimate understanding of micro-markets, property laws, pricing, and trends in the Western Suburbs.

- Excellent Communication & Interpersonal Skills: Fluent in English, Hindi; knowledge of Marathi is a plus.

- Tech-Savvy: Proficient in using CRM software (e.g., Salesforce, HubSpot) and MS Office Suite.
