The Relationship Manager (RM) - Real Estate & Warehousing will be responsible for originating, managing, and growing client relationships in the real estate and warehousing sector. The role involves acquiring new-to-bank clients, evaluating projects, structuring credit proposals, ensuring documentation & disbursement, and managing the overall portfolio while maintaining compliance and profitability.
Key Responsibilities:
1. Business Development & Client Acquisition:
- Source and acquire new-to-bank clients in the Real Estate & Warehousing segment (developers, investors, operators).
- Identify opportunities across construction finance, lease rental discounting, inventory funding, and warehouse financing.
- Grow the client base by leveraging market intelligence and sector knowledge.
2. Credit & Risk Management:
- Prepare and evaluate detailed credit proposals, conduct financial and project analysis, and assess risks.
- Ensure timely credit reviews, portfolio monitoring, and early identification of stressed assets.
- Manage documentation, disbursement, and compliance with internal and regulatory guidelines.
3. Relationship Management:
- Serve as the primary point of contact for clients, addressing their banking, credit, and transactional needs.
- Build long-term relationships by providing advisory support and customized financial solutions.
- Handle client queries and ensure seamless coordination with internal stakeholders (credit, legal, operations).
4. Market & Sector Expertise:
- Conduct comparative market analysis to identify opportunities in real estate and warehousing.
- Stay abreast of sector trends, government regulations, and economic conditions impacting clients.
- Evaluate term projects, warehousing hubs, and commercial real estate deals for business potential.
5. Internal Collaboration:
- Work closely with product, sourcing, credit, legal, and operations teams to deliver structured solutions.
- Partner with coverage teams to explore cross-sell opportunities (CMS, Escrow, Trade Finance, Treasury, Digital Banking).
- Ensure smooth execution of client onboarding, loan structuring, and post-disbursement services.
Key Deliverables:
- Achieve acquisition, revenue, and portfolio growth targets.
- Maintain credit portfolio quality with minimal delinquencies.
- Ensure timely and accurate credit submissions, documentation, and disbursement.
- Drive customer satisfaction and regulatory compliance.
Essential Skills & Qualifications:
- Experience:in corporate/real estate banking, project finance, or warehousing financing.
- Education: MBA/PGDM (Finance/Marketing) or equivalent professional qualification.
- Sales Acumen: Proven experience in NTB client acquisition and business development.
- Credit Knowledge: Ability to analyze financial statements, prepare credit proposals, and evaluate project viability.
- Relationship Skills: Strong client engagement, negotiation, and problem-solving abilities.
- Market Knowledge: Understanding of real estate, warehousing, regulatory framework, and sector dynamics.
- Compliance Orientation: Familiarity with RBI guidelines, credit policies, and audit requirements.
