About the Job:

- We are seeking a highly motivated and detail-oriented Real Estate Lawyer to join our dynamic legal team.

- The ideal candidate will possess a strong understanding of real estate law, including the Real Estate (Regulation and Development) Act (RERA), Transfer of Property Act, Contract Act, Consumer Protection Act, and relevant state rules and regulations.

- This role requires a proactive individual who can provide comprehensive legal advice, conduct thorough due diligence, and effectively represent clients in real estate transactions and disputes.

Location: Mumbai / Pune / Bangalore / Chennai

Experience: LLB graduates from the 2015 to 2022 batch.

Key Responsibilities:

Legal Advisory and Consultation:

- Provide expert legal advice to clients on all aspects of real estate transactions, including acquisition, sale, leasing, development, and financing.

- Advise on compliance with the Real Estate (Regulation and Development) Act (RERA) and other applicable laws and regulations.

- Conduct legal research and analysis to stay updated on changes in real estate law and regulations.

- Draft and review legal documents, including sale agreements, lease agreements, joint development agreements, and - mortgage documents.

- Advise on consumer protection laws related to real estate transactions.

Due Diligence and Title Search:

- Conduct comprehensive due diligence on real estate properties, including title searches, verification of land records, and assessment of encumbrances.

- Identify and mitigate potential legal risks associated with real estate transactions.

- Prepare detailed due diligence reports and provide recommendations to clients.

RERA Compliance and Litigation:

- Assist clients with RERA registration and compliance requirements.

- Represent clients in RERA proceedings and other real estate disputes.

- Draft and file applications, appeals, and other legal documents before RERA authorities and other relevant tribunals.

- Handle consumer complaints and represent clients in consumer courts related to real estate matters.

Contract Management and Negotiation:

- Draft, review, and negotiate various real estate contracts, ensuring compliance with legal requirements and protecting the interests of clients.

- Advise on contract interpretation and enforcement.

- Handle contractual disputes and represent clients in negotiations and dispute resolution proceedings.

State and Local Regulations:

- Stay updated on state-specific real estate rules and regulations, including land revenue codes, stamp duty laws, and registration requirements.

- Advise clients on compliance with local building codes and zoning regulations.

- Interact with government authorities and regulatory bodies on behalf of clients.

Litigation and Dispute Resolution:

- Represent clients in litigation related to real estate matters, including property disputes, eviction proceedings, and breach of contract cases.

- Develop and implement effective litigation strategies.

- Conduct legal research and prepare legal arguments and briefs.

- Explore alternative dispute resolution mechanisms, such as mediation and arbitration.

Required Skills and Qualifications:

- Bachelor of Laws (LLB) degree from a recognized university (2015-2022 batch).

- Strong understanding of the Real Estate (Regulation and Development) Act (RERA), Transfer of Property Act, Contract Act, Consumer Protection Act, and relevant state rules and regulations.

- Excellent legal research, analytical, and problem-solving skills.

- Strong drafting and negotiation skills.

- Excellent communication and interpersonal skills.

- Ability to work independently and as part of a team.

- Proficiency in legal research databases and software.

- Ability to handle multiple tasks and meet deadlines.

- Detail-oriented and highly organized.

- Professional demeanor and ethical conduct.

- Fluency in English and the local language of the chosen location (Mumbai/Pune/Bangalore/Chennai).

Preferred Qualifications:

- Prior experience in a real estate law firm or in-house legal department of a real estate developer.

- Knowledge of land revenue laws and procedures.

- Experience in handling RERA matters.

- Experience in handling consumer disputes.

- Experience in handling property litigations
