Marketing & Sales Head
Job Overview:
- We are seeking a highly experienced and strategic Senior Marketing Manager to lead the marketing efforts for Republic of Nature, a 32-acre luxury mixed-use township located in ECR, Chennai.
- The successful candidate will be responsible for developing and executing a comprehensive marketing strategy to drive the sale of 150 apartments and 60 villas, valued at approximately $50 million, before May 2025.
- This role demands a senior professional with deep expertise in high-ticket real estate, luxury branding, and performance-driven marketing.
Key Responsibilities:
Strategic Planning & Execution:
- Develop a detailed marketing strategy aligned with the sales target to sell out the inventory by May 2025.
- Create a phased marketing plan focusing on monthly closures and consistent lead generation.
- Identify key market segments, customer profiles, and messaging to target HNI, UHNI, and international buyers.
ATL (Above-the-Line) & BTL (Below-the-Line) Campaigns:
- Plan and execute high-impact ATL campaigns (TV, radio, print, OOH, cinema, influencer tie-ups) to enhance brand visibility.
- Develop targeted BTL strategies, including events, experiential marketing, luxury exhibitions, and private networking events.
Digital Marketing & Lead Generation:
- Oversee performance-driven digital marketing campaigns across Google (search & display), Meta (Facebook, Instagram), LinkedIn, and YouTube.
- Implement retargeting, lookalike audience strategies, and data-driven optimizations to maximize lead conversions.
- Manage SEO/SEM and website content to increase organic traffic and conversion rates.
Social Media & Brand Positioning:
- Develop a premium social media presence consistent with the luxury brand image.
- Curate engaging content, including video tours, lifestyle narratives, influencer partnerships, and customer testimonials.
- Drive engagement through innovative social media campaigns and real-time responses.
Events & On-Ground Activations:
- Organize exclusive launch events, site visits, and VIP experiences tailored for HNIs, UHNI clients, and investor networks.
- Build partnerships with luxury lifestyle brands, clubs, and private member networks to attract high-net-worth clients.
Sales Support & Pre-Sales Alignment:
- Collaborate with the sales team to create high-quality collaterals (brochures, presentations, virtual tours).
- Develop lead nurturing strategies, including email drip campaigns and WhatsApp communications.
- Ensure seamless handover of leads to the sales team with a robust lead-tracking system.
Budgeting & Performance Tracking:
- Develop and manage the marketing budget effectively, ensuring a strong ROI.
- Set clear KPIs (e.g., lead volume, conversion rate, cost per lead) and monitor performance closely.
- Provide regular reports and insights to leadership on campaign performance and sales impact.
Key Qualifications:
- 10+ years of senior-level experience in real estate, luxury, or premium brand marketing.
- Proven track record of driving high-ticket sales through strategic marketing.
- Expertise in both ATL and BTL strategies, including luxury product positioning.
- Strong understanding of digital marketing platforms, performance analytics, and lead generation.
- Experience in organizing high-profile events and building relationships with HNI and UHNI networks.
- Excellent communication, leadership, and project management skills.
- Ability to work in a fast-paced, high-pressure environment with monthly sales targets.
Preferred Background:
- Experience with high-value real estate (luxury villas and apartments).
- Exposure to both domestic and international markets.
- Strong understanding of the luxury market and customer psychology.
