Job Description: Head of Business Development - Land Acquisition

Role Overview:

We are seeking a seasoned Head of Business Development specializing in Land Acquisition and Strategic Sourcing. This senior leadership role is responsible for identifying, evaluating, negotiating, and securing land parcels that align with our company's development strategy and financial objectives. You will be the key driver in building our future pipeline of projects.

Key Responsibilities:

Strategic Planning & Market Research:

- Develop and execute a comprehensive land acquisition strategy aligned with the company's growth targets for various asset classes (residential, commercial, plotted development, etc.).

- Conduct in-depth market research to identify emerging growth corridors, micro-markets, and trends.

- Analyze demographic data, infrastructure developments (e.g., new highways, metro lines), and government policies to pinpoint high-potential locations.

- Maintain a robust pipeline of potential land deals.

Sourcing & Identification:

- Leverage an extensive network of brokers, landowners, consultants, government officials, and other channels to source off-market and market land deals.

- Actively scout and identify potential land parcels through direct outreach and field visits.

- Build and maintain strong relationships with key stakeholders in the land aggregation ecosystem.

Financial Analysis & Valuation:

- Lead the financial evaluation and modeling of land opportunities, including feasibility studies, DCF analysis, and IRR projections.

- Determine the commercial viability of projects by assessing development density, product mix, pricing, and construction costs.

- Prepare detailed financial proposals and investment memos for presentation to the investment committee and senior management.

Due Diligence & Legal Coordination:

- Oversee and manage the entire due diligence process, including technical (title, encumbrance, zoning), legal (ownership, litigation), and regulatory (RERA, Master Plan norms, zoning regulations) checks.

- Work closely with legal counsel to review and structure agreements (MoUs, Joint Development Agreements, outright purchase agreements, etc.).

- Ensure all statutory and regulatory approvals are feasible and identify potential risks.

Negotiation & Closure:

- Lead negotiations with landowners, aggregators, and other partners to finalize deal terms.

- Structure deals to optimize financial returns (e.g., Joint Development, Outright Purchase, Revenue Share models).

- Finalize transactions and ensure smooth registration and handover of the land asset.

Qualifications & Experience:

- Minimum of 10-12 years of progressive experience in real estate, with a strong, proven focus on land acquisition, business development, or strategic sourcing for a developer.

- Demonstrable track record of successfully closing multiple high-value land deals.

- Bachelor's degree in Engineering, Real Estate, Business, or Law. A Master's degree (MBA, PGDM) in Finance or Real Estate is highly preferred.

- Extensive experience in managing the complete land acquisition lifecycle.

Skills & Competencies:

- Deep Market Knowledge: Expert understanding of real estate laws, zoning regulations, title due diligence, and approval processes.

- Financial Acumen: High proficiency in financial modeling, feasibility analysis, and valuation techniques.

- Exceptional Negotiation & Deal-Structuring Skills: Ability to craft win-win deals and navigate complex negotiations.

- Strong Network: Established connections with landowners, brokers, lawyers, and government authorities.

- Strategic Visionary: Ability to see the long-term potential of a land parcel.

- Analytical & Problem-Solving Mindset: Meticulous attention to detail in due diligence and risk assessment.

- Excellent Communication & Influence: Ability to present complex deals convincingly to the board and stakeholders.
