Key Responsibilities:
1. Strategic Planning & Leasing:
- Market Analysis: Conduct in-depth market research and analysis to identify trends, competitive landscape, and emerging opportunities in the commercial real estate sector.
- Targeted Leasing Strategies: Develop and implement comprehensive leasing strategies for commercial properties, focusing on attracting and retaining high-potential clients and sectors.
- Occupancy Optimization: Analyze occupancy rates and develop strategies to maximize occupancy and rental income.
- Portfolio Management: Manage and optimize the leasing performance of assigned commercial properties.
- Pricing Strategy: Develop and implement effective pricing strategies based on market analysis and property valuation.
- Inventory management: Maintain accurate records of available spaces, floor plans and property details.
2. Client Engagement:
- Prospecting and Lead Generation: Proactively identify and generate leads through networking, cold calling, and industry events.
- Client Relationship Management: Build and maintain strong relationships with prospective and existing clients, understanding their needs and providing tailored solutions. -
- Presentations and Proposals: Develop and deliver compelling presentations and proposals to prospective clients, showcasing the value proposition of the properties.
- Deal Closure: Effectively negotiate and close lease deals, ensuring favorable terms for the company.
- Site Tours: Conduct professional and informative property tours for potential tenants.
3. Channel Partner Relationships:
- IPCs, Brokers, and Channel Partner Management: Develop and nurture strong relationships with IPCs (International Property Consultants), brokers, and other channel partners to expand reach and enhance brand visibility.
- Partner Training and Support: Provide training and support to channel partners to ensure they are well-equipped to represent the properties.
- Collaborative Marketing: Collaborate with channel partners on marketing initiatives to generate leads and drive traffic to the properties.
- Performance Monitoring: Monitor the performance of channel partners and provide feedback to optimize results.
4. Leasing Process Management:
- Lease Deed Execution: Oversee the entire leasing process from negotiation to the execution of Lease Deeds, ensuring accuracy and compliance.
- Documentation Management: Ensure all lease-related documentation is accurate, complete, and compliant with legal and regulatory requirements.
- Legal Compliance: Stay updated on relevant legal and regulatory requirements related to commercial leasing.
- Tenant Onboarding: Manage the tenant onboarding process, ensuring a smooth transition and positive experience.
