Key Responsibilities
As a DGM/AGM Strategy, you will be responsible for:
New Project Development
- Lead end-to-end feasibility assessments for new projects, including market research, on-ground intelligence, and pre-acquisition analysis.
- Structure and evaluate proposed developments asset mix, transaction structures, and investment models in collaboration with IPCs, architects, and consultants.
- Oversee due diligence, regulatory compliance, and adherence to Delhi-specific by-laws and statutory requirements.
- Drive coordination across internal and external stakeholders to ensure timely, cost-effective, and high-quality delivery.
Financial & Business Modelling
- Build and maintain advanced financial models covering revenue, cash flow, cost-benefit analysis, investment returns, and business forecasts.
- Integrate market intelligence, competitive data, debt and equity financing structures, transaction structures and real estate-specific tax and GST implications into decision-making.
- Provide rigorous financial assessments to support strategic and operational initiatives.
Organizational Transformation & Innovation
- Design and implement innovative business models, digital tools, and industry best practices to position Purearth as a cutting-edge developer.
- Institutionalize Standard Operating Procedures (SOPs) to enhance efficiency, transparency, and scalability.
- Champion data-driven transformation initiatives, including automation, system integration, and process re-engineering.
- Advise senior leadership on strategic growth opportunities, operational improvements, and market positioning.
Required Skills & Competencies:
Technical Competencies:
- In-depth knowledge of Delhi real estate regulations, approval processes, and development lifecycles.
- Proven expertise in transformation strategy and process improvement within real estate organizations.
- Deep understanding of various real estate asset classes like residential, offices, shopping centres, hospitality etc.
- Advanced financial modelling, planning, and forecasting capabilities.
- Strong understanding of real estate accounting, GST, and taxation frameworks relevant to development and investment.
Leadership & Soft Skills:
- Exceptional communication skills to present complex financial and operational insights to senior management and boards.
- High attention to detail, ensuring accuracy in financial and operational outputs.
- Strong problem-solving mindset, proactively addressing risks and challenges with data-backed solutions.
